Situated within walking distance of Instow s sandy beach. In the village you will find a wealth of pubs cafes restaurants and a deli. If you fancy a change of scenery why not visit one of the many sandy beaches that North Devon has to offer. Nearby Westward Ho! is great for surfing with its unique pebble ridge offering free entertainment in the rock pools playing in the surf or building sandcastles. Westward Ho! also has its own array of restaurants bars shops cafes amusements and a championship golf course. Further afield you can explore the many attractions North Devon has to offer including The Big Sheep The Milky Way Adventure Park and much more. On entering this delightful cottage the entrance hall offers ample space for coats and shoes. To your left you enter the warm and inviting open-plan lounge/kitchen/diner. This area has a beautiful exposed beam ornamental wood burner (not for use) and Smart TV the perfect setting for an evening in with family or friends. Take a step into the well-equipped kitchen with electric oven and hob microwave fridge/freezer dishwasher washing machine and breakfast table and chairs for four. The dining area has a table with dining for six and is just perfect to gather around for a simple supper. Head on up the staircase where you will find the three bedrooms one double with en-suite WC one double and one bunk room. You will also find the bathroom on this floor with shower over bath and WC. Venture outside to the beautiful rear garden area which can be accessed via the kitchen to a lawn area with garden furniture (please note neighbouring properties have right of way to access their own gardens if required via a footpath at the back of the garden). There is roadside parking nearby subject to availability alternatively there is a long stay car park located less than a 200 yards away (local charges apply). You can also park outside the property to unload and load during your visit.
