Situated in the quiet village of Salthouse amongst the saltmarshes of the North Norfolk coast this property enjoys a wonderful location within an Area of Outstanding Natural Beauty just one mile from the village s wide shingle beach. A few miles west of the property the National Trust nature reserve at Blakeney is a 4-mile long shingle spit which is home to an abundance of seabirds as well as a colony of grey seals and is a wonderful place for keen photographers wildlife enthusiasts and walkers alike. Travelling 8 miles further west from Blakeney the attractive town of Wells-next-the-Sea not only boasts a good range of shops and restaurants but also a fantastic sandy beach which stretches round to the iconic sands of Holkham Bay and is backed by colourful beach huts. The ground floor of this attractive cottage is almost entirely occupied by the open-plan lounge/kitchen/diner a light-filled room which has been finished in a contemporary style. The lounge area has a relaxed feel to it with two comfortable sofas a warming wood burner and a TV/DVD and is perfect for unwinding after a day at the beach and simply spending time together in the evenings. The dining table runs along one side of the kitchen area next to a window and patio doors which look out over the garden and to the saltmarshes beyond. The glossy kitchen area meanwhile is well-equipped offering an oven hob microwave fridge/freezer and dishwasher whilst the washing machine is kept in the ground-floor shower room and the tumble dryer in the garden summerhouse. Upstairs there are two bedrooms the first of these being a peaceful double room benefitting from its own TV and far-reaching views across the saltmarshes to the coast. The second bedroom sleeps three guests with a single bed and a set of full-size bunks and also has the handy addition of a retractable gate across the doorway keeping toddlers safe if they wake at night. To the rear of the property accessed through patio doors from the dining room the garden has a patio seating area with garden furniture beyond which the lawn looks out over fields to the surrounding saltmarshes. There is also a second pleasant seating area in the summerhouse which is a lovely spot to sit with a drink and a good book. There is off-road parking for one car with additional roadside parking available at the nearby village green.
