For those attending conferences and exhibitions in Harrogate this property provides a welcome escape at the end of a busy day. On arrival at this cosy cottage guests will pass through a large hallway before entering the spacious living area comprising an open-plan lounge/kitchen/diner perfect for socialising with family and friends. The lounge offers a comfortable space with flame-effect electric fire and plenty of seating for everyone to stretch. Doors open onto the patio with wonderful uninterrupted views across the surrounding countryside. There is a TV/DVD and an iPod dock and a range of fun games which will please younger guests as well as competitive adults. The dining table comfortably seats six and the kitchen area is well-equipped featuring an oven hob fridge/freezer dishwasher and washer/dryer. The property has been designed with increased mobility in mind and not only are their wider doorways but there is also a ground-floor bathroom and bedroom. The bedroom is a generously-sized king-size room and the bathroom offers a shower-over-bath and WC. Upstairs there are two further bedrooms. The first of these is a super king-size room which can be made up as a twin room on request and can also accommodate an additional z-bed whilst the third bedroom is a useful twin. The shower room on this floor meanwhile has a walk-in shower and WC. Patio doors from the lounge area lead out onto a raised patio terrace which has garden furniture provided and affords panoramic views across the farm and the valley beyond. Steps lead from the patio onto the lawn which is ideal for children to run and play whilst the adults enjoy alfresco drinks. The owner is happy to arrange a tour of the farm to see the donkey and the goats. There is bike storage available and off-road parking for 3 cars. Need to know: 3 bedrooms 1 ground floor king size, 1 superking size which can be made up as a twin, and 1 twin room.
