This cottage is located in a tranquil rural location in the small village of Cowthorpe a five-minute drive from the larger well-appointed village of Tockwith with its pub and handy village shop. To the south of the property the riverside market town of Wetherby is a fantastic place for stocking up on supplies and is home to one of the four racecourses which are within easy reach of the property. For bigger towns and cities with a host of attractions and places of interest the property is in an excellent position for making day trips into York Leeds and Harrogate all of which offer plenty for visitors to see and do including the Jorvik Viking Centre the Turkish Baths in Harrogate and the fantastic shopping centres in Leeds. Five external steps lead from the parking area to the side of this cottage up to the front door which opens onto a welcoming hallway. From here a door opens onto the first of two separate lounge rooms a light-filled room with sofa seating a TV/DVD and patio doors which open out onto the garden. This area opens onto the main lounge an attractive room which offers comfortable seating clustered around a warming wood burner. A hallway leads from the lounge rooms past a ground-floor king-size bedroom and a wet room with shower and WC to the dining room. This gives guests the ideal place to enjoy special meals with friends or family whilst there is also breakfast bar seating available in the kitchen which is accessed via two steps down. This spacious room has been finished in a sleek contemporary style and is equipped with an oven hob microwave fridge/freezer and dishwasher whilst a washing machine can be found in a separate utility room. Upstairs there are two further bedrooms - a double room to the front of the house and a twin bedroom to the rear. The shower room on this floor has a shower and WC whilst there is also a study area on the landing. Patio doors from the smaller lounge open onto the enclosed patio garden. This pretty area offers guests a lovely place to sit out and enjoy alfresco dining next to the attractive waterfall feature. There is garden furniture provided and built BBQ.
