However despite being surrounded by attractive countryside this property is in no way remote and has excellent road links to nearby York Leeds and Harrogate all of which can be reached within a thirty-minute drive offering a huge number of attractions and shops as well as a huge number of places to eat. For stocking up on essentials or popping out for lunch the market town of Wetherby is a convenient 5 miles south of the cottage. A garden path leads up to the front door of this property beyond which guests will find a welcoming hallway where they will find that the owners have provided a well-stocked bookcase. The spacious lounge is the ideal place to relax after a long journey or after a busy day of sightseeing and offers comfortable sofa seating from which guests can enjoy the warming wood burner as well as the TV/DVD. Moving through to the kitchen/diner guests will discover another spacious room which really is the warm heart of the property. A farmhouse-style dining table seating six guests sits proudly in the centre of the room whilst there is also bench seating finished with locally-made cushions which is a great place to sit and chat whilst cooking. The owners have thoughtfully provided everything that guests will need to make themselves feel at home here including an oven hob microwave fridge/freezer washing machine and tumble dryer. The first of the propertys three bedrooms is a delightful king-size room with dual-aspect windows which flood the room with light and benefits from its own TV as well as an en-suite shower and WC. The remaining two bedrooms are both twin rooms close to which the bathroom offers a bath with handheld shower and WC. Outside the property offers a generously-sized garden with plenty of space to relax play and enjoy the quiet surroundings. It is mainly set to lawn and bordered by attractive plants with a patio seating area close to the house for which garden furniture is provided. There is off-road parking available for two cars.
