The cottage is approached via a steep country lane and nestles at the end of a pretty private drive yet it is conveniently located from the A390. Within a few minutes walk of the cottage is The Luxulyan Valley a walkers paradise with its public paths and woodland treks to explore. The beach at Par is a short drive away and leads to several other sandy beaches and secluded coves. You will be ideally based for exploring the whole area with The Eden Project just down the road the beautiful harbours of Charlestown and Mevagissey the market town of St Austell Lost Gardens of Heligan and numerous National Trust properties and gardens all within easy reach. The cottage has a unique layout and is approached via some external steps. On entering the property you will find the open-plan kitchen/diner a fantastic open space for cooking up a family feast or grabbing a quick breakfast before a days exploring. The kitchen is well-equipped with electric Range oven and hob microwave dishwasher and fridge/freezer. From here French doors lead through to the decked balcony with beautiful valley views. The lounge leads through from the dining area complete with wood burner and TV/DVD. There is also a cosy snug room perfect to double up as a small reading lounge. The utility room again on the ground floor houses the washing machine and the shower room is found through the utility offering a shower and WC. The bedrooms are located on the first floor approached via a steep cottage style staircase. The master double bedroom has lovely valley views and an en-suite shower and WC. The further two bedrooms comprise of a double and a twin. Outside accessed via external stone steps is a tiered garden with a small raised pond (care to be taken with children) lawn area with seating and charcoal BBQ. There is ample off-road parking.
