HOT TUB AVAILABLE FOR HIRE AT AN ADDITIONAL CHARGE This cottage is one of three situated on the owner s farm. The town of Barnstaple is within a ten minute drive where visitors will find an array of shops and restaurants as well as a cinema. The North Devon coast is within easy driving distance including the popular sandy beaches at Croyde and Westward Ho! which are both within a twenty minute drive. Being on the edge of Exmoor National Park there are plenty of great walks to be had through Exmoor s dramatic landscapes nearby. This light and spacious cottage offers comfortable accommodation for a family or group of friends. The open-plan lounge/diner is the property s main living area and is furnished with comfortable sofas including a sofa-bed with a large dining table to the opposite side of the room. There is also a TV and DVD and a wood burner perfect for keeping cosy in the cooler months. The property s kitchen is a large farmhouse-style room with an oven and hob microwave and dishwasher whilst the washer/dryer and fridge/freezer are located in a separate utility room. Leading off the utility room is a convenient ground floor WC. On the first floor of the property there are three bedrooms all of which are located in the eaves and therefore having sloping ceilings. The master bedroom has a double bed as well as an additional single bed and an en-suite shower room with WC. The second bedroom is a king-size which also has an added single bed. The third bedroom is a single which also benefits from an extra pull-out bed. The bathroom has a shower over bath and WC. Outside the property benefits not only from its own enclosed garden with patio area BBQ and a good-sized lawn but also an outdoor play area where there is a trampoline as well as other play equipment. Horse and pony rides are available for both adults and children. More than 130 acres of woodland surrounds the cottage and with its own nature trail is perfect for walking cycling and riding. The property also has a shared BBQ hut perfect for cooking up an al-fresco meal for all the family. There is ample off-road parking.
